Saudi Arabia’s real estate scene isn’t just growing, it’s evolving, experimenting, and redefining what development looks like on a global scale. From localized manufacturing and biotech-powered cities to art-led placemaking and net-zero ambitions, the conversation today goes far beyond buildings, as seen during discussions at the 4th Edition Hospitality Innovation Summit for Saudi Arabia and the UAE, held at Hilton Dubai Al Habtoor City in Dubai.

At the heart of it all is a shared vision: creating destinations that are human, sustainable, and built for the long run. Here’s a closer look at the ideas shaping the future of Saudi Arabia’s real estate.

In a major industry announcement, Jalal Al Kurdi, Commercial Director at HH Shaker, unveiled the launch of Midea Shaker Company (MSA), a joint venture marking a transformational step in manufacturing localization. The project begins with a 20,000 sqm facility producing up to 650,000 air-conditioning units annually, with plans to expand to 85,000 sqm to include component manufacturing such as compressors and robotics.

By supporting giga-projects like NEOM, The Red Sea, and Qiddiya, the facility strengthens supply chains, creates jobs, raises installation standards, and positions Saudi Arabia’s real estate sector as a regional export hub for the GCC and Levant.

Art as Experience: When Development Tells a Story

Art is no longer an afterthought. Osan Ghaddaf, Founder and Creative Director of Artevo Consulting, showed how art transforms developments into living cultural experiences rather than static spaces.

With projects spanning The Red Sea, Diriyah Gate, Rosewood, and the Qatar National Museum, Artevo highlighted how storytelling and experiential installations help developments stand out, an increasingly important factor in Saudi Arabia’s real estate landscape.

Biotech Innovation: Powering the Cities of Tomorrow

Sustainability took a futuristic turn with Nicolás Otero, Business Development Manager at BIOO, who introduced biotechnology capable of turning green spaces into producers of electricity, cooling, water savings, and interactive experiences.

From biopanels and bioswitch systems to bioluminescent landscapes, these innovations are implementation-ready, with ROI projected within 5–7 years, positioning Saudi Arabia’s real estate sector at the forefront of biotech-powered urban development.

Redefining Luxury Through Legacy and Exclusivity

Luxury today is about meaning, not just materials. Tetyana Kovalenko, Founder & Chairwoman of Elite Stone Srl., explored luxury’s core pillars: legacy, global recognition, uncompromising quality, exclusivity, and long-term value.

Referencing her 2,000-year-old quarry in Italy, she demonstrated how heritage and rarity continue to influence premium developments, a philosophy increasingly reflected in high-end Saudi Arabia’s real estate projects.

Carbon Markets & Net-Zero Momentum

Sustainability is now a business imperative. Miklós Veszprémi, Senior Strategic Partnerships Manager at VCM, discussed the growing role of carbon credits and the Voluntary Carbon Market in Saudi Arabia.

Established in 2021 with Public Investment Fund support, the Kingdom’s carbon exchange is already among the world’s largest. The message was clear: in Saudi Arabia’s real estate, sustainability is not just ethical, it’s regulatory, financial, and nationally expected under Vision 2030.

From Smart to Human-Centric Architecture

Technology alone isn’t enough. Ron Bakker, Co-Founder of PLP Architecture, presented a shift toward human-centric design, blending research, biophilia, and public-realm thinking.

Through projects in Rotterdam, Tokyo, London, and Riyadh, PLP demonstrated how mobility, lifestyle integration, and connection drive vibrant cities, key priorities for the future of Saudi Arabia’s real estate.

Luxury Through Experience: Designing Emotion, Not Just Space

The panel “Art of Enhancing Experiences”, led by Siddharth Peters of Love That Design, explored how luxury hospitality is evolving. Today’s travellers want emotion, memory, and authenticity.

Industry leaders from Kristina Zanic Consultants, Dar Global, Banyan Tree, Wimberly Interiors, and Diriyah Company emphasized storytelling, cultural heritage, wellness, and indoor-outdoor living as non-negotiables in modern Saudi Arabia’s real estate developments.

Innovation, Investment & Returns: The Numbers Behind the Vision

Looking ahead, Matthew Green, Head of Research at CBRE MENA, outlined the economic backbone of Saudi Arabia’s real estate sector. Real estate now contributes around 12% of national GDP, with Riyadh offices operating at 98% occupancy and seeing 15% annual rental growth.

Residential supply is accelerating, with 200,000 units planned by 2030, supported by regulatory reform, foreign investment, private credit, and sovereign fund participation, reinforcing long-term confidence in Saudi Arabia’s real estate market.

Partnerships, People & What’s Next

From landmark signing ceremonies like 26H Jeddah to manufacturer-distributor collaborations and future-facing investment panels, one theme echoed throughout: long-term value matters more than short-term wins.

As Saudi Arabia looks beyond 2030, the focus is clear, building places that balance returns with sustainability, culture, and community. And with initiatives like GBB’s Net-Zero pathway, Saudi Arabia’s real estate sector continues to set benchmarks not just for scale, but for responsibility and impact.

What’s new in Saudi?

Saudi Arabia is gearing up to host a series of exciting events throughout the year, with something new always on the horizon, including the recent announcement that the Kingdom will soon have its very own Universal Studios.
