Tired of almost half of your salary going towards rent? The Kingdom’s Real Estate General Authority is on your side because the entity has released brand-new illegal rent hike rules in Saudi.

Often stylized as REGA, the authority aims to regulate the rental market, increase compliance, protect the rights of all parties involved while bringing in stability in the Saudi real estate market.

The rules were first reported on by the Saudi Gazette on Saturday, December 27 and come at the heels of Saudi rental penalties and laws that were announced earlier this month.

If you have been the victim of rent hiking, you’ll be pleased to know that under the illegal rent hike rules in Saudi, landlords have 10 days to rectify the violation before legal repercussions ensue.

REGA explained that if fixing the violation is not possible because the landlord has rented the property to someone else against the rules, while the original tenant still wants to renew their lease, the issue will be referred to the competent court. The court will then resolve the dispute according to the applicable legal procedures.

The Real Estate General Authority explained that violations needing correction include raising the total rent beyond the allowed limit in a city or governorate, or charging a higher rent than in a previous contract. In these cases, the rent must be adjusted to comply with regulations within the period set by the relevant committee.

The authority emphasized that if the violation is not corrected within the given timeframe, legal action will be taken in line with the regulations of the illegal rent hike rules in Saudi. This does not affect the right of the affected party to seek compensation through the appropriate courts.
